5-on-2 (plus 1 sleeping, which doesn't help) are shitty odds. And they're literally cornered, without weapons in their hands. And their egress is the western closed door, which will take time to open to run away. The two conscious guards immediately raise their hands and back up to the wall, their eyes wide.

Their compatriot continues snoring.
Intimidation check successful.

"Smart." Thoedrix strides into the room and removes the weapons from easy reach of the guards. "Listen, we aren't here to hurt you. Your stupid bosses who don't know how to get things done, maybe. We need information, you give it, you get to move on and we don't have to hurt you, like we planned. Don't and well..." He just tilts his head and looks a bit wry. "Where are the prisoners being held?"

Mercutio helps secure their prisoners, not getting in the way of Theodorix as more questions would simply just slow them down.

The cornered assassin begins blabbering, his courage spent. He describes the layout in detail, rushing his words as though telling you faster will give him a better chance at living.

The pathway to the west just leads to their rooms (E6), well the rooms they appropriated anyways when they took over the safehouse. There's also a meeting room with maps of Taldor (E5), although there's a super creepy demon-child-thing(?) there that he steers clear of.

To the south is a much nicer bedroom (E8), and some sort of alchemist's lab (E9)? He isn't quite sure, he doesn't know what any of it does. But weird potions and frothing tinctures have led him to not touch anything, lest it explode in his face. He says you'll find the prisoner in a cavern that opens up after the lab (E10), and that's where they're keeping her chained to the wall.
Map Revealed! Minus the people, of course. His description won't tell you what square people are in, but you can see the full layout on Roll20. I also made the Room Numbers visible, for easy reference.

"Good work everyone! What do you think? Should we tie them up and untie them later? Take their weapons so they can't come after us?"

"It was wise of you to tell us what you know. We shall let you live, for now." Bertram takes a swig from his bottle and then begins tying the prisoners and putting their weapons on a heap in one corner.

"Leave them tied up. Someone will find them eventually," Astraea suggests. "But leave no weapon near them."

"I think we need to go into the room with the maps of Taldor. I think it'll have intel that could show us their plans. Hope we can take on that demon though."

"Let us not forget saving the Damsel in Distress" Mercutio chips in.

"Do you want to save the woman first? Or is she safer in that cavern until we're done fighting?"
